Zillow vs. Local Agents...Even The CEO Of Zillow Says You Should Use A Professional Realtor
The recent fiasco by Zillow is causing an uproar to the real estate industry.
But why?
1. We represent the best interest of our clients on each side of the transaction.
The ultimate goal of Zillow's iBuyer program was to remove the agent from the transaction.
Without us, who is protecting the consumer?
Answer - Nobody.For a healthy and efficient market transaction to take place all parties should have someone fighting on their behalf.
2. We are working for "main street" buyers and sellers whose dream of home ownership (and upgrading) is dependent on affordability.
The ultimate goal of Zillow's iBuyer program was to increase home prices as much as possible so they could make a profit, to the tune of $20 billion per year.
Do we not already have a massive affordability problem brewing?
Who was ultimately going to profit from Zillow's profits? The answer is simple - Wall Street and wealthy investors.
I think we all would much rather have a local home investor / flipper that lives, works and plays in our community financially benefit from a home flip vs. a Zillow executive or a passive investor.
3. We facilitate a transparent and fair market through our participation in the local MLS and use of state approved contracts.
The ultimate goal of Zillow's iBuyer program was to not feature homes for sale on the MLS until after they had already purchased them.
We stand firmly against homes not being listed for sale to the open public on a large scale.
Zillow was not using state approved contracts but instead used their own contracts that were heavily weighted in their favor and gave them many outs to not complete the purchase of the seller's home.
The work we do for our clients is extremely important and cannot be replaced by big tech. As Wayne always says - "This is a belly to belly, chin to chin business" and I would expand on that by saying one that cannot be simply plugged into a spreadsheet or computed by an algorithm. Homes are too complicated, too unique and the valuation is too finicky to be done in a computer lab in California when the home is in Wisconsin. It simply does not work. Let a local, professional agent help you thru the selling or buying of real estate. Work with an agent that know the market and true home values.
